We wrote the shading guide for this suburb, and gave it away.

Behind the Wall is our Broadacres & Cedar Lakes Shading Casebook: what the Highveld sun actually does to each elevation of a cluster or estate home here, and what we'd fit on each — with the honest catch on every answer.

  • The sun path over this suburb, by season, with every figure sourced
  • North, south, east and west — which of your windows is the real problem
  • Five products with the reasoning, and the trade-off on each one
  • What your HOA or trustees actually have to sign off, and why

Why This Estate Is Specified Differently

Broadacres & Cedar Lakes windows aren't like the rest of Joburg's

  • 01
Open-plan glass, no shade lineCluster and estate homes here are built around wide, north-facing glass onto the green — beautiful light, but nothing to hide behind by mid-afternoon.
  • 02
Estate design guidelinesMany estates and clusters here run an aesthetics committee that signs off on anything visible from the street or common areas — we colour-match cassettes, fascias and awning frames to pass first time.
  • 03
Highveld storm seasonSummer means fast-moving afternoon thunderstorms. Any exterior awning or external venetian on this side of town gets a wind sensor as standard, not an upsell.
  • 04
New-build handoverA lot of Broadacres and Cedar Lakes homes are still on their first owner. We measure at snag-list stage, before you've moved a box in, so blinds are ready on day one.

Questions

Straight answers before you commit to anything

Do you need to see my windows before quoting?
Yes. Even a couple of millimetres out affects how a blind sits and operates, so we don't do ballpark quotes over the phone. The free in-home measure is what makes the written quote accurate.
Will my blinds need estate approval?
Interior blinds are usually outside an HOA's reach, but anything visible from outside — awning fabric colour, external venetian finish, cassette or fascia colour — may need sign-off from your estate's architectural or aesthetics committee. We supply spec sheets and colour swatches to make that submission straightforward.
Are the blinds child-safe?
Cordless and motorised operation is our default recommendation for family homes — no dangling chains at all. Where a chain control is chosen, it's fitted with the required child-safety tensioners.
What happens to an awning in a highveld storm?
Any folding-arm awning or external venetian we fit is motorised with a wind sensor as standard, so it auto-retracts before gusts build — an awning caught open in a summer storm is one of the fastest ways to damage it.
How long from measure to fitting?
It depends on the product, the finish and how many windows are involved. Rather than guess, your consultant gives you a written timeline as part of the quote — so there's nothing vague about it.
Do you only do interior blinds?
No — interior blinds, external venetians, folding-arm patio awnings and full motorised automation are all part of the same free measure and one written quote.
